Who can apply?

Requirements vary by program. Here is what lenders generally look at - and many of our programs have more flexible standards than you'd expect:

  • Credit score - some programs accept as low as 620
  • Income and employment history - traditional pay stubs or alternative documentation for non-QM
  • Down payment funds - as low as 0% for VA, 3% for some programs
  • Property type: primary residence, second home, or investment property
  • Debt-to-income ratio

toward their down payment and closing costs — up to the program maximum per borrower.

Important Details

  • An application is required
  • Funds are subject to availability and if awarded, do not need to be repaid as long as program requirements are met
  • Borrowers must complete a HUD or State-approved homebuyer education course
  • Income from all household members age 18 and over is considered in determining eligibility
  • Homebuyer counseling is required prior to grant registration (not required to begin the mortgage application)
  • A portion of the grant may be used to cover the counseling cost
